Letter Submitted to Inspector General of Registration on Fake Rent Agreements and Police Information Integration
The Association of Real Estate Agents, led by President Mr. Sachin Shingvi, submitted a letter to Shri Shravan Hardikar, Inspector General of Registration, highlighting the growing issue of fake rent agreements and the need for better police verification integration.
Since 2014-15, the government launched online rent agreement registration through the I-Sarita system, offering affordable stamp and registration fees. This brought transparency, increased public participation, and boosted state revenue—reaching ₹28,000 crore by 2019-20. ASPs (Authorized Service Providers) played a key role in spreading awareness.
However, post-2020, during the COVID-19 pandemic, the ASP system was suspended without verification due to anonymous complaints. An open portal was introduced, which unfortunately allowed fraudulent elements to exploit the system—creating fake documents using software like CorelDRAW and bypassing stamp and registration fees, causing both financial loss to the government and fraud against landlords and tenants.
The delegation discussed specific fraud cases, including the Aurangabad High Court judgment and a fake document incident in Viman Nagar, with the new IGR. They urged authorities to link rent agreement data with CCTNS for police verification and requested all departments, cooperative societies, vehicle dealers, and estate agents to verify agreements using the free e-Search feature on igrmaharashtra.gov.in, and introduce a unique document verification code.
The delegation included Mr. Sachin Shingvi, Mr. Mangesh Patil, Mr. Yogesh Panpaliya, and Mr. Abhishek Sukale.
