Appointment of Officers for Compensation Recovery to Homebuyers; 12 District Controller and Revenue Recovery Officers Across the State

To ensure that compensation approved by MahaRERA for various deficiencies in under-construction projects is recovered and relief is provided to homebuyers, the government has issued orders to appoint 12 District Controller Officers and Revenue Recovery Officers across the state in district collector offices.
MahaRERA has approved a total compensation amount of ₹912.11 crore for homebuyers. Out of this, ₹222.13 crore has been recovered, while ₹689.98 crore remains pending. Among the pending amount, ₹684.56 crore is due from six districts: Mumbai City, Mumbai Suburban, Thane, Pune, Palghar, and Raigad. This includes ₹40.42 crore from Mumbai City, ₹325.43 crore from Mumbai Suburban, ₹81.86 crore from Thane, ₹177.37 crore from Pune, ₹28.56 crore from Palghar, and ₹30.92 crore from Raigad.
Homebuyers can file complaints with MahaRERA regarding issues such as builders not handing over possession of homes or demanding amounts exceeding what was stated in agreements. MahaRERA is responsible for protecting the interests of both the buyers and the builders. It has powers similar to those of a civil court to take action on such complaints. Accordingly, MahaRERA has the authority to levy interest and compensation for violations of regulations. Hearings are conducted based on the complaints received, and appropriate orders are issued.
Work Reports to be Submitted to MahaRERA
Due to the large amount of pending recovery in Mumbai City, Mumbai Suburban, Thane, Pune, Palghar, and Raigad, there was a proposal to appoint dedicated revenue officers under the supervision of district collectors. Following this, the respective district collectors will now act as coordinating officers, distributing the work related to the recovery of warrant amounts among Additional District Magistrates and Additional Collectors. These officers will be required to submit reports of their work to MahaRERA.
