Pune PMC Property Tax News | 40% Rebate Not Reflected Even After Submitting PT-3 Form? Visit the Nearest Ward Office and Submit Required Documents

Citizens residing in self-owned residential properties in Pune who have submitted the PT-3 form but have not received the 40% rebate in property tax are advised to visit the Property Tax Department at their nearest ward office and verify their application. The Pune Municipal Corporation (PMC) has appealed to such citizens to ensure that all required documents are submitted along with the PT-3 form.

Earlier, the PMC used to provide a 40% property tax rebate to properties assessed before April 1, 2019. The government later withdrew this concession temporarily. Additionally, following the GIS survey, properties with more than one unit were denied the 40% rebate from April 1, 2018.
However, in 2023, the government reintroduced the rebate. To avail of the reinstated benefit, property owners were required to fill out the PT-3 form confirming that they themselves reside in the property, along with submitting two residential proof documents.

Based on the verification of these PT-3 forms and supporting documents, eligible property owners have been granted the 40% rebate in their 2025–26 property tax bills, and this is reflected in the tax bills.

However, property owners who failed to submit the required proofs along with their PT-3 form have not received the rebate. Additional Municipal Commissioner Prithviraj B.P. has urged such citizens to visit the Property Tax Department of their respective ward offices and submit valid residential proof and fulfill the necessary formalities.
